A long-awaited Retail Center is officially moving forward in Riverview, promising to bring new shopping and dining options to one of the fastest-growing corners of Hillsborough County.
Developer The Ferber Co. has acquired a 15.5-acre parcel for $4.2 million at the strategic intersection of Balm Road and U.S. Highway 301.
This project marks a major win for local residents, aiming to serve the underserved communities in the southern part of the county.
The impressive tenant lineup already includes popular brands like Dutch Bros coffee, Discount Tire, and Tidal Wave Car Wash.
Plans also call for a new self-storage facility and several high-volume, quick-service restaurants to fill out the commercial space.
The development is designed to alleviate retail pressure and offer an alternative to the congested Big Bend Road corridor.
According to Ferber's Vice President of Development, Ryan Plate, the deal was finalized after navigating several years of zoning and permitting challenges.
Plate expressed confidence that the tenant mix will thrive, citing the area's exceptional residential growth and the high barriers to entry for new commercial land.
The deal was brokered by Ryan Sampson of Tampaâs Eshenbaugh Land Co., who called the project a âhomerunâ for the rapidly expanding community.
Financing for the ambitious project is being handled by Cogent Bank.
Construction is underway, with the first businesses expected to open their doors to the public by mid-2026.
